The RTC is essentially the identity card of a land parcel in Karnataka. It is a legally recognized document that captures everything of consequence about a plot of land in a single record:

Any citizen can view a basic RTC free of charge on the portal. However, for official purposes — bank loans, property registration, or legal proceedings — you will need an i-RTC (Intelligent RTC). This is a digitally signed certificate issued through the portal that carries the same legal authority as a physical copy stamped by the Tehsildar's office. It is accepted by banks, courts, and government departments across Karnataka.

2. Mutation Status Tracking

Mutation is the process by which land ownership records are officially updated following a change — whether through a sale, inheritance, or gift deed. Without a completed mutation, the new owner's name will not appear in government records, which can create complications for loans and future transactions.

How to Access Bhoomi RTC Services Online

Retrieving your land records through the Bhoomi portal takes only a few minutes. Here is the complete process:

  1. Visit the Portal: Open the Official Bhoomi Website in any browser. No registration is required for basic record viewing.
  2. Select Your Service: Choose View RTC & MR to view records at no cost, or select i-RTC if you need a digitally certified copy for official use.
  3. Enter Your Land Details: Provide your District, Taluk, Hobli, Village, and Survey Number. Make sure the survey number and Hissa are entered accurately to retrieve the correct record.
  4. Fetch and Download: Click Fetch Details to display the record. To download a certified i-RTC, a nominal fee of approximately ₹10–₹15 is charged through the integrated i-Wallet, which can be recharged online.
